Clark Atlanta University Residential Halls, Atlanta, Georgia

Brookwood provided Advisory Services to Clark Atlanta University for renovations to three residential halls, originally built in the 1940s. Each building was converted to accommodate 100 improved student beds configured into double occupancy rooms.

Services included development of RFPs for Asbestos Abatement, interior demolition, development of RFP for complete demolition and preparation of Owner’s Minimum Requirements. 

Brookwood also acted as the Owner’s on-site Representative. 

A new central heat and air system was installed, featuring new HVAC units with 4-pipe single zone type fan coil units with individual room thermostat tied to a central BMS. New horizontal fan coil units including bedroom for cooling and heating. 

A new hydraulically calculated wet-pipe sprinkler system was installed, as was an addressable fire alarm system with smoke detectors in each bedroom and corridors.

Each building received new feeders, panel boards, devices, branch circuits, and a new electrical conduit system for the feeders and branch circuits.

This project was completed under Budget and on-Schedule.
