/The Georgia Board of Regents selected Brookwood to manage the design process for this project, which included obtaining an executed GMP for Phase I of the project from the Construction Manager, and 100% Completion of the Construction Documents by the Designer.
When Georgia’s state legislature reduced this project’s construction funding to approximately 50% of the original budget Brookwood demonstrated its ability to react to unanticipated changes in funding while allowing a construction program to proceed.
Brookwood created a revised schedule with well-developed cost escalation factors, allowing the Owner, the Designer and the Construction Manager to divide the schedule into two phases to accommodate the change in costs and schedule, with the first phase providing the most important and urgent components of the program.
The anticipated cost escalation factors were created using a multi-track cost reconciliation method, which produced a cost savings of $900,000 from the Construction Manager’s original price estimate at the completion of the Design Development stage.
The 2-phase project was ultimately dedicated to Rosalynn Carter, wife of President Jimmy Carter.
