The Biltmore, Atlanta, Georgia

For Atlanta-based developer, Novare Group, Brookwood provided construction management services for the restoration and conversion of this 330,000 square foot historic hotel. The project included the total  demolition of all interior improvements above the ballroom floor. Those floors were renovated into loft-style office space. The magnificent ballrooms were fully restored, as was the building’s exterior, and the ballrooms became the major features of a conference and event center. As Owner of the Biltmore, which was built in 1927 and listed in the National Register of Historic Places, Novare was obligated to adhere to guidelines for maintaining the historic character and materials of the facade and specific interior spaces such as the grand ballrooms and original elevators.

Included in Brookwood’s responsibilities were: the management of new interior fit-out for one of the primary tenants, Atlanta Gas Light; the management and coordination of the Biltmore Radio Tower restoration; and coordination of phone and data line installation for a number of new internet companies that became tenants.

Brookwood also coordinated the work of Design/Build sub-contractors for the Owner including roofing, elevator, waterproofing and metal fabrication (for the twin rooftop “radio” towers), contracted and coordinated the work of the materials testing agency, provided troubleshooting of construction problems for the Owner including handling water leaks and assisting painting and lighting sub-contractors with timely completion of their work in the ballrooms and assisting the Owner in management of the contracts for the A/E and General Contractor.
