Time Warner / Turner Broadcasting System Facilities, Atlanta, Georgia
/Brookwood executed a Site Study and created a Master Plan for the Turner Broadcasting System (“TBS”), assisting this growing division of Time-Warner with tools to control the growth of its Turner “Techwood” campus, from 1,500 employees to more than 5,000 – and a facility growth from 300,000 gsf to more than 1.6 million.
At the time of the Turner Time-Warner merger, TBS engaged Brookwood to undertake the development of a strategic plan for all of its facilities, real estate and real estate commitments in the Atlanta area.
A result of the merger was that few employees or operations would be moved away from Atlanta. Instead, additional personnel and possibly one or more operations, then based in other locations, would be relocated to Atlanta. A major issue that TBS was considering was the overall growth in personnel and facility needs. The company also needed to make some basic decisions as to whether the expansion should take place in its Downtown Atlanta location, at the Techwood campus near Georgia Tech, or at a new combined suburban site.
Brookwood’s report and Strategic Facilities Plan resulted in a decision to keep the News Division and corporate management Downtown, meet rapidly growing expansion needs of the Entertainment Division at Techwood and to dispose of certain other facilities.
Since 2001, TBS has implemented the 30 acre Brookwood Master Plan and design concepts completing a 135,000 square feet Studio Building, 145,000 Executive Office Building, 195,000 Broadcast Operations Center, 200,000 Cartoon Network Building, a renovation of the original 1940’s Mansion Building all supported by a 20,000 square feet Central Plant and Logistics Facility.
The Entertainment Group of Turner Broadcasting System (TBS) was comprised of the networks of TBS, TNT, TCM, Cartoon, Boomerang, Court TV and Latin America, totaling 19 feeds across the globe, relying heavily on the attraction and retention of highly imaginative and creative employees and executives.
In this environment TBS had to compete with major centers of creative people in the television and broadcast fields, New York City and Hollywood. To effectively compete, instead of attempting to create similar work environments to New York or Hollywood, Turner decided it would be more attractive to develop an alternative environment, that of a collegiate campus. The master plan and architectural design concept that Brookwood developed was the result of this business plan by Turner.
