Centennial House, Atlanta, Georgia

This eight-story loft style condominium and townhouse project developed by Novare Group includes 101 units, 25 of which were designated to be sold below market value.  This all-new construction included a three-level parking deck, a fitness center and street level retail spaces.

Brookwood provided full Project Management services, which included coordination of all phases of construction at the downtown Atlanta site. Brookwood also assisted Novare in preparing the architectural/engineering (A/E) contract and the Request for Proposals (RFP) from General Contractors.

Brookwood prepared contracts for pre-construction and construction phase services, prepared the budget, and managed “multi-track” cost estimating including an independent cost estimator for the Owner, assisted the Owner in selection of the General Contractor and prepared and managed the Project Schedule.

Brookwood coordinated A/E site inspections and monthly certifications of the Contractor’s Applications for Payment, managed the submittal tracking process for the Owner, managed the material testing agency and provided monthly reports with site photographs. 

Brookwood also represented Novare at a transportation task force of local property owners to coordinate planning for a City/DOT road widening that required conveyance of a portion of the site to a public right-of-way.
